Automatic Subdivision Parcel Creation Methods in Civil 3D: A Comprehensive Guide
Master automated parcel creation in Civil 3D
This guide assumes familiarity with Civil 3D's basic parcel tools and interface. Ensure you have proper site setup and parcel boundaries established before beginning automatic subdivision.
Three Automatic Creation Methods
Slide Line Create
Creates parallel division lines that radiate from the frontage at a specified angle. Best for rectangular or regular-shaped parcels with consistent depth requirements.
Swing Line Create
Creates division lines that pivot from a fixed point to maintain equal frontage or area. Ideal for irregular parcels requiring balanced lot sizes.
Freeform Create
Provides manual control over parcel boundaries while maintaining automatic sizing parameters. Perfect for custom layouts with specific design requirements.
Accessing Parcel Creation Tools
Navigate to Parcel Dropdown
Locate the Parcel dropdown in the ribbon bar at the top of your Civil 3D interface
Select Creation Tool
Drop down and select the Parcel Creation Tool button to open the Layout Tools bar
Access Parameters
Click the double arrow dropdown to reveal Parcel Sizing and Automatic Layout parameters
Parcel Sizing Parameters Comparison
| Feature | Parameter | Purpose |
|---|---|---|
| Minimum Area | Sets smallest allowable parcel size | Controls overall density |
| Minimum Frontage | Path along which parcels are created | Ensures street access width |
| Frontage Offset | Creates setback from frontage line | Optional depth adjustment |
| Maximum Depth | Limits parcel depth | Prevents extremely deep lots |
Multiple Solution Preferences
Automatic Mode Settings
| Feature | Mode On | Mode Off |
|---|---|---|
| Display | Shows all parcels simultaneously | Shows one parcel at a time |
| Acceptance | Accept all with single click | Accept each parcel individually |
| Review Process | Quick overview of entire layout | Detailed review of each parcel |
| Best For | Experienced users, standard layouts | Learning, complex custom layouts |
Remainder Distribution Options
Create Parcel from Remainder
Creates a separate parcel from leftover area. Use when remainder area is significant or when maintaining specific frontage widths is critical.
Place Remainder in Last Parcel
Adds remainder area to the final created parcel. Results in one larger parcel at the end of the subdivision layout.
Redistribute Remainder
Divides remainder equally among all parcels. Creates more uniform parcel sizes but may affect frontage requirements.
Sample Parameter Configuration
Set Minimum Area to 5,000
Establishes the smallest allowable parcel size in square feet for residential lots
Set Minimum Frontage to 50
Ensures adequate street frontage width for driveways and utilities
Configure Frontage Offset to 30
Creates a 30-foot setback from the frontage line for building placement
Set Minimum Width to 45
Prevents creation of excessively narrow parcels that would be difficult to develop
Slide Line Creation Process
Initiate Command
Click Slide Line Create button and confirm parcel style and layer settings in the dialog box
Select Target Parcel
Click on the area label of the parcel you want to subdivide to specify the boundary
Define Frontage
Select start and end points along the frontage edge where subdivision lines will originate
Specify Angle
Choose the angle for slide lines by snapping to existing geometry or entering specific values
Review and Accept
Examine the proposed parcel layout and click Yes to accept or Escape to modify parameters
If your frontage is not drawing properly, exit and restart the command. Snapping issues are common - hover your cursor around the screen until the frontage draws correctly. Sometimes selecting a different frontage edge resolves geometry conflicts.
When you encounter 'lot line could not be adjusted' errors, try using a different edge as your frontage line. Sub-entity conflicts in parcel boundaries can often be resolved by selecting the back line or an alternative edge for parcel creation.
